During the pandemic, many buyers were putting offers on homes sight unseen, but now the market is changing, and buyers are able to be more selective. Here's what you need to know about providing access to your home for potential buyers.
There are five levels of access you can provide, ranging from most convenient to least convenient for the buyer. Providing a lockbox on the door is the most convenient, allowing buyers to see the home as soon as they're aware of the listing or at their convenience. Providing a key to the home is still pretty convenient for a buyer, but it requires an agent to stop by an office to pick up the key.
Open access with a phone call means you allow a showing with just a phone call's notice, while by appointment only means you want your agent to set up a showing at a particular time and give you advance notice. Limited access is the least flexible way to show your house, meaning you're only willing to have your house available on certain days or at certain times of day.
